WHY UTILIZING YOUR GREENSPACE IS CRUCIAL TO ADDING VALUE

    Greenspace is the devil. It’s a phrase you’ve probably heard me say in almost every one of our #RockstarRehab videos. When we focus on the rehab of a recently purchased property, we’re always looking at what amenities we can add. There’s always something that can be added to a property to improve both its value and its appeal to a future resident. Usually, this is where greenspace comes into play.

     

    We run into the same problem time and time again: large swaths of open, grassy area interjecting themselves throughout a property. The solution is simple: utilize that space. Depending on size, there is an extensive list of possibilities. You can create a dog park, sand volleyball court, basketball hoop, gazebo, barbeque pavilion, or expand the size of your pool. The list goes on and on.

    Wide-open spaces can be nice on the eyes, but you have to see them for what they are: missed opportunities. You can’t just add anything though; you have to make sure whatever amenity you’re adding at your properties adds actual value to your residents. The most sure-fire way to accomplish this is to look at the competition. Whatever it is that they don’t offer, choose that. Find the holes in the services they offer and cultivate your property to fill in the blanks.

    One final point to make clear: you shouldn’t completely throw greenery out of the window. After all, your property still needs to look attractive. You can also use greenspace to cultivate a garden, add the aforementioned gazebos, or park benches. Keep in mind that you want residents to feel at home; a concrete jungle of a property won’t always accomplish that.

    Striking the balance is key. When you purchase a property, you are purchasing a finite amount of land. Making sure that you are efficiently utilizing all of that space is the first step in making that property as excellent and profitable as possible.
